DO NOT LIVE AT SUGARTREE! This is a completely fair review from someone who lived there 3 years. I was a good resident and paid all bills on time and fulfilled all lease agreements. ***Anyone who writes a good review about this place must be coming from the management! Management: For those of you who think that management is not a big deal because you don't have to deal with them everyday... think again! Management is the worst I have ever experienced. The big problems: My sister came to stay with me for a week after Hurricane Ike destroyed her house in Galveston. She had a puppy (which are not allowed at Sugartree). However, I thought they would make an exception for her since she had just lost all her belongings. They fined me with a $350 fine for unauthorized animal. My dog, which usually stayed with my boyfriend, was with me for a couple of weeks and I got fined another $200. All of this is because the manager's son (in buiding J) told on me. I paid both of the fines, and those 2 fines added up to more than the required pet deposit. I moved out 4/25/09 and when I turned in my keys Jenny was unecessarily rude. I got a bill today saying I owed them $448 for: $350 unauthorized pet charge, $20 for cleaning the bathtub, $15 for the sink, $10 for the oven, $12 for drip pans, $10 for the toilet, and the rest for water/garbage bill. I scrubbed, disinfected, and vacuumed that apartment before I left so I could get my deposit back. I left the place as clean as possible, and I have always gotten deposits back at other apartments. So what are the cleaning crew and maids for when you move out if you are just going to get charged for cleaning anyways' Dont bother to take the time to clean! I am refusing to pay this amount, and when I spoke to Jenny over the phone today she was extremely rude and said the charges will not be dropped without any explaination. DO NOT get trapped by their intial friendliness! The small problems: they do not communicate anything to you. The whole apartment complex constantly had the water shut off without notice from the office. There were days when I woke up and could not take a shower or brush my teeth because the water was shut down (and would not be fixed until the evening). When you go to tour the apartment, management seems very friendly and gives you the feeling that they are there to please you...WRONG! They just want you to sign the lease so they can take your money! Most of the time when you walk to the office they look at you like you're an idiot...especially Jenny and Elizabeth. The office never gives you a notice for packages. If you are expecting one you have to go in there almost everyday to see if it is there. Also, if the management does not like you for some reason then you will constantly get notes on your door about little fines you owe. For example, trash pickup is 2 days a week and you just throw it out your door in the morning. One time I threw mine out late at night instead of morning and I received a $10 fine. Maintenance: A little on the slow side and rude. My A/C broke one night in the middle of summer (talk about hot) and no one came to fix it until late afternoon. There was a leak in my A/C at a different point in time and instead of replacing the VERY old unit, and they cut a huge whole in the wall and half way plastered and painted over it. Also, they do not replace A/C filters like they claim they do. Many other people have had problems of water leakages, mold, etc. Cleanliness: BUGS AND ROACHES EVERYWHERE! Roaches were a huge problem! And these roaches were not your average roach...they were giant sized and some had wings. Trash remained on people's porches and raccoons became a problem. Halloween and Christmas decorations were left on porches almost year round. The pool was kept clean, but the hot tub definetly was dirty or broken most of the time. Also, the volleyball net was destroyed and never replaced. Safety: I had my car window smashed in when my car was parked out in the open. Nothing was taken, it was just an act of vandalism... or they got caught before taking anything. I have heard other tenants say that they have had people break in through their porch sliding doors. Noise: If you live close to the pool then expect noise. In all the apartments the walls are paper thin and you can hear everything. I have lived in other apartments before, and you always have to expect some noise. However, this just comes from the apartment not being sufficiently padded. Parking: There is usually always enough parking. Appearance: All the appliances, carpet,and fixtures are old. The apartment does not come with ceiling fans unless someone who lived there previously installed them. Bottom line...don't live here... don't even bother going to look at them.
